Terms and Conditions

Please carefully read the Terms and Conditions:

ARRIVALS AND DEPARTURES:
We want you to enjoy your holiday with us to the full and with as little restriction as possible. However, we do need time to prepare for incoming guests and therefore most arrivals are from 3.00pm onwards. Departures are before or at 10.00am on the day of departure unless a special arrangement has been made.
CANCELLATION OF BOOKING:
Please read Conditions of Hire. Refunds can only be made if we are able to re-let the accommodation.
CANCELLATION INSURANCE:
We strongly recommend that you take out your own cancellation insurance.
LINEN AND TOWELS:
Bed linen, towels, bath mat and tea towels are provided.
PETS:
Pets are welcome (maximum 2 dogs) for which there is a charge of £10 per dog per week. Dogs must be kept under control as there are farm animals in nearby Wester Lix Farm Steading. Please bring your pet basket as under no circumstances may pets lie on bedding or seating. Any damage or extra cleaning caused by pets will be charged for. Pets must not be left in accommodation unattended.(See Conditions of Hire)
LOGS:
The log fire is made up ready for your arrival and logs are provided.
PRIVATE WATER SUPPLY AND SEPTIC TANK:
The cottage is served by a private water supply and the water supplied through the kitchen tap is filtered through a UV light. We will leave in the fridge at the start of the rental a supply of mineral water. It is recommended elderly guests and young children do not drink the tap water. The bathroom water is not treated and should not be drunk. The cottage is also served by a septic tank which also serves the three neighboring cottages. Nothing other than toilet paper should be put down the toilet and please avoid usage of bleach in either the kitchen or bathroom sinks.
BASIC SUPPLIES:
We provide basic cleaning supplies such as Flash and toilet cleaner, washing up liquid, toilet paper, soap for hand-basins and some black rubbish bags. Please bring washing machine powder and other supplies. A welcome tray is ready for your arrival with tea and coffee, sugar, milk and shortbread.
CLEANLINESS, BREAKAGES AND DAMAGE:
The cottage is thoroughly cleaned between holiday lets. However, because only a limited period is available in which to clean the cottage, we ask that you leave the cottage and its contents clean and tidy. We reserve the right to make an extra charge of £35 where extra cleaning is required.
MOBILE PHONES:
Vodafone can usually be received in or near the cottage however, this cannot be guaranteed. Other providers do not usually work.

CONDITIONS OF HIRE
Your signature on the Booking Form confirms acceptance of these conditions so please ensure you read them carefully before making your booking.
1. Cancellation. If you have to cancel your booking, you must telephone us as soon as the reason for the cancellation occurs. You must also confirm your cancellation in writing. Deposits and balances are non-refundable in the event of a cancellation ( you may of course be able to reclaim your deposit and balance through your own holiday insurance. Please note that you are liable for the balance due even if you have to cancel before it has been paid and this will be refunded, less a £50 administration fee, only if we have been able to re-let the holiday. We advise that you ensure that your holiday insurance covers you for this.
2. Booking periods will run from Saturday to Saturday unless a short break has been agreed with the owners. The cottage is available from 3.00pm on the day of your arrival and must be vacated by no later than 10.00am on the morning of your departure.
3. The contract confers on you a right to occupy the accommodation for a holiday only and, in terms of section 12 (schedule 4, paragraph 8) of the Housing (Scotland) Act 1988 is not an 'assured tenancy'.
4. The applicant must personally stay at the cottage throughout the holiday and is solely responsible for the whole party. Assignees and sub-tenants are prohibited. No more than the stated number may stay at the cottage.
5. A deposit of £100 of the full rent must be paid on booking. The balance is due six weeks before the start of the holiday and NO REMINDER WILL BE SENT. The owners of the Cottage (hereinafter referred to as “the owners”)reserve the right to declare the contract void, the deposit forfeit and to re-let the cottage should the balance not have been received within the time limit.
6. Please take every care of contents, reporting damages, losses or breakages as soon as they occur. The owners reserve the right to charge for all repairs, losses or replacements necessitated by the negligent act or omission of any of your party, guests or invitees. If necessary this may include an administration charge.
7. On departure the accommodation must be left in a clean and tidy condition. The owners reserve the right to make a charge for extra cleaning of £35 if the accommodation is not left reasonably clean and tidy.
8. The brochure and website are as accurate as possible but cannot be warranted, nor do the descriptions form any contract. The owners reserve the right to alter or improve any of the Cottage without notice.
9. The numbers of the people occupying the cottages must not exceed 4/5 or as agreed at the time of booking confirmation, and this number will comprise of the same individuals throughout the period of hire. The entertaining or acommodation of persons outside the group is strictly forbidden without prior consent.
10. Should the owners have to cancel your booking for any reason, every effort will be made to find you suitable alternative accommodation. If this is not possible, an immediate refund will be made of all monies paid by you to the owners for the accommodations booked. No further financial claims against the owners will be considered.
11. As far as the law allows, the owners take no responsibility for loss, damage or injury to you or any of your party as a consequence of this agreement or the occupancy following thereon.
12. In signing the Booking Form you agree to the owners or their agents against loss, damage or injury sustained to the property or persons from any deliberate or negligent act or omission by yourself or any member of your party or any animal belonging to your party.
13. The owners or their agents whomsoever reserve the right to enter any cottage at any reasonable time.
14. PETS: Dogs are accepted (max. 2 dogs). There is a charge of £10 per dog per week. They must be kept under control and, when walking near sheep, cattle, deer and gamebirds, they must be on leads. You must bring your pet basket with you as under no circumstances may pets lie on bedding or other furniture, nor may they be left unattended in the property. Any damage or extra cleaning caused by pets will be charged for. Fouling of gardens must be cleared up.
15. Every effort has been made to ensure that you have an enjoyable holiday. If, however, you have cause for complaint, we are anxious that remedial action is taken as quickly as possible. It is essential you contact the owners.
